Remortgaging Explained

The term “Remortgaging” is used to describe the process of switching to a better deal with your existing or a new lender. There are a number of reasons why you may be considering a remortgage:

  • To borrow additional money for home improvements or maybe to buy out the Help to Buy element of your Equity loan
  • Sourcing a better rate of interest which is more competitive than you existing lender offers
  • To borrow additional money for other personal consumption

Remortgaging Process.

Chances are, if you're at any of this stage in your life, you will need a mortgage.

1. Contact Wimborne Financial Services.

Find out how much you can borrow. It’s important to have the facts, so talk to one of our advisers now. Once you’ve had your home valued (we recommend asking three different agents), talk to our mortgage advisors for moving house advice on mortgages and we can combine your available deposit, analyse likely costs of agents and solicitors and help you formulate a budget you can rely on.

2. Have your mortgage agreed in principle.

Our highly experienced, knowledgeable mortgage broker in Wimborne will search hundreds of different mortgage rates from lenders representative of the market; compare them with your existing mortgage offering to find the best possible mortgage solution that meets your individual requirements.

3. Apply for the mortgage.

Put yourself in control by getting your mortgage agreed in principle, which includes confirmation you have passed the your credit rating with the lender and gives you the comfort that you are able to progress any planning permissions or other activities the remortgage may be providing for.

4. Wait for the mortgage valuation.

5. Receive your formal mortgage offer.

Your lender has approved your remortgage application, and it is over to the solicitors to complete the conveyancing process in line with the end of your current mortgage deal. Sometimes your new mortgage provider will cover the cost of the legal work required in remortgaging. You will need to complete their legal pack issued either at application or on receipt of the mortgage offer and return it. If you are unsure and need some assistance, we can help you complete and return the paperwork.

6. Buildings insurance.

Your mortgage lender will require you to insure the building/s with your Wimborne Financial Services mortgage advisor, who will offer remortgage advice on buildings and contents insurance and other insurances you should consider.

7. Remortgage completed.
